If your garage is full of boxes and bikes rather than a car, it could be the most cost-effective extra room in your house. Because the walls, roof and foundations already exist, a garage conversion is often quicker and more affordable than building an extension.
What can a garage become?
- A home office or study
- A guest bedroom with en-suite
- A playroom or snug
- A utility and boot room
- A ground-floor bedroom for an older relative
Is my garage suitable?
Most attached and integral garages can be converted. We check the condition of the foundations, walls and roof, the floor level compared with the house, and the headroom. Detached garages can also work well as a garden office or annexe.
The key building work
Infilling the door
The garage door opening is usually built up with a new wall and a window, finished to match the rest of the house.
Floors
Garage floors are normally lower than the house and uninsulated. A new damp-proof membrane, insulation and screed bring the floor up to level and make the room warm.
Walls and roof
Single-skin garage walls need insulating and lining. Flat roofs are often renewed at the same time.
Heating, lighting and ventilation
Extending the central heating, adding sockets and lighting, and providing ventilation turn the space into a proper habitable room.
Approvals
A garage conversion into living space needs Building Control approval. Planning permission is not always required, but it can be if the external appearance changes significantly or conditions apply to your property. Check with your council first.
Think about parking
Make sure you will still have adequate off-street parking, especially if it is a condition of your original planning approval.
