Creating an Open-Plan Kitchen: Knocking Through vs Extending

Open-plan kitchen, dining and living spaces have become the heart of the modern home. Many of the houses we work on across Northern Ireland were built with separate small rooms, and opening them up is one of the most requested changes. There are two main ways to get there: knock through existing walls, or extend – and often the best result comes from a combination.

Knocking through

Removing the wall between a kitchen and dining room can create a much more sociable space without adding any floor area. The key question is whether the wall is load-bearing.

  • If it is, a structural engineer will design a steel or timber beam and supports to carry the load, and the work needs building control approval
  • Temporary propping is installed before the wall is removed
  • Services such as pipes, cables and radiators in the wall have to be rerouted
  • Floors on either side may be at different levels or of different construction and need joining

Extending

A rear or side extension adds space and lets you design the kitchen layout from scratch, with large glazing and roof lights to bring in light. Combined with removing internal walls, it creates the classic open-plan family room.

Zone the space

Islands, lighting and flooring changes help define cooking, dining and relaxing areas without walls.

Think about noise and smells

A good extractor, ducted outside, is essential. Consider a utility room to keep washing machines out of the living space.

Heating and energy

Large open spaces with lots of glazing need the right heating. Underfloor heating works particularly well, and new extensions must meet current energy standards for insulation and glazing.

Plan services early

Decide where the sink, hob and appliances will go before the build starts, so drainage, gas and electrics are put in the right place first time.
