The kitchen has become the heart of the modern home – a place to cook, eat, work and relax together. It is no surprise that a kitchen extension is one of the most popular projects we carry out for homeowners in Belfast and across County Down.
Plan the layout around how you live
Before thinking about units and worktops, think about how the room will be used. Do you need space for a family dining table, a sofa area, a home office corner? Zoning the room into cooking, dining and living areas makes a large space feel organised and comfortable.
The kitchen island
An island gives extra worktop, storage and casual seating, and helps define the cooking zone. Allow enough clearance around it – roughly a metre or more – so the room still flows.
Bring in natural light
Extensions can leave the middle of the house darker. Roof lights, a roof lantern or a glazed link between old and new help daylight reach deep into the plan. Bi-fold or sliding doors connect the kitchen with the garden in summer.
Don’t forget the utility room
Moving the washing machine, tumble dryer and coats out of the kitchen keeps the main room calm and clutter-free. A small utility or boot room is one of the most appreciated additions in any extension.
Heating and flooring
Underfloor heating suits large open-plan kitchens, freeing up wall space and giving even warmth. Pair it with a durable floor finish such as porcelain tile or engineered timber.
Structure and services
Knocking through to an existing kitchen usually needs steel beams and Building Control sign-off. Drainage, gas and electrics may need relocating. Planning these early avoids delays. If you are deciding between the two approaches, read our article on knocking through versus extending.
Adding value
A well-designed kitchen extension adds usable space and is consistently attractive to buyers. Good build quality and a layout that suits everyday family life are what make the difference.
